We publish our pricing ranges because we believe in transparency. Final quotes come after a free on-site walkthrough — every space is different, and we don't guess.
Pricing Tiers
These are ballpark ranges based on typical office layouts. Your actual quote depends on floor types, restroom count, furniture density, and other factors we assess during the walkthrough.
Small Office
Up to 2,000 sq ft

Note: These are starting ranges. Final pricing is determined after a free on-site walkthrough. We don't quote exact prices over the phone because we've learned that guessing leads to surprises — and nobody likes surprises on their bill.
Post-Construction Cleaning
Post-construction cleaning is priced differently from recurring service because it's a one-time deep clean that requires specialized equipment and extra time. We price by the square foot because that's the most accurate way to estimate the scope of work.
A 5,000 square foot newly constructed office would typically range from $1,750 to $2,750 for a complete post-construction clean.

- Wipe-down of baseboards, trim, and door frames
- Restroom deep clean and sanitization

Post-construction jobs typically require a crew of 3-5 people and take a full day or more depending on the size and condition of the space. We bring HEPA air scrubbers and industrial-grade equipment for these jobs.
What Affects Your Price
Several factors influence your final quote. Here's what we look at during the walkthrough:
Cleaning Frequency
Daily cleaning has the lowest per-visit rate because the office never gets very dirty. Weekly cleaning takes longer per visit because there's more buildup to address, so the per-visit rate is higher — though your monthly total is still lower than daily service.
Here's roughly how frequency affects pricing for a typical 3,000 sq ft office:
- Daily (5x/week): ~$280/visit
- 3x per week: ~$320/visit
- Weekly: ~$380/visit
- Bi-weekly: ~$450/visit
Number of Restrooms
Restrooms are the most time-intensive part of any cleaning job. Each additional restroom adds 15-30 minutes to the visit, depending on size and fixtures. An office with six restrooms pays more than an office with two, even if the total square footage is the same.
We also factor in whether restrooms are public-facing (higher traffic, more cleaning needed) or staff-only, and whether you have specialty fixtures like waterless urinals or bidets that require specific cleaning protocols.
Floor Types
Carpet is faster to clean than hard floors (vacuum vs. mop), but heavily soiled carpet takes longer. VCT tile requires periodic waxing. Hardwood needs careful treatment with specific products. We'll assess your floor mix during the walkthrough and factor it into the quote.
If your floors haven't been properly maintained, the first few visits may take longer as we bring them up to standard. We'll let you know if we expect this.
Parking & Access
This is Austin — parking matters. If your building has convenient parking for our crew, great. If we're paying for garage parking or walking six blocks with equipment, that adds time and cost. Same goes for buildings with complicated loading dock procedures or restricted access hours.
We don't pad quotes for minor inconveniences, but if getting to your office requires significant extra time compared to a typical downtown stop, we'll account for it honestly.
Billing & Payment
We keep billing simple because complicated invoicing wastes everyone's time.
Weekly or Monthly Billing
Recurring clients can choose weekly or monthly invoicing. Most prefer monthly — one invoice at the end of the month covering all visits. We invoice by email. Payment is due Net 15 for recurring clients. We accept checks, ACH transfers, and credit cards (credit cards carry a 3% processing fee — sorry, but those fees add up).
No Long-Term Contracts
We don't lock you into a 12-month agreement. Our standard service agreement is month-to-month with 30 days written notice to cancel. We earn your business every month by doing good work, not by making it hard to leave.
Late Payment Policy
Payments more than 30 days past due incur a 1.5% monthly service charge. We don't love charging this, but we've learned that clients who get behind on payments rarely catch up without some incentive. If you're having a cash flow issue, call us before the invoice is late — we'll work with you.
A Note About Walkthroughs
We do free on-site walkthroughs for serious inquiries. But we've learned the hard way that some people request walkthroughs with no intention of hiring — they want a quote to pressure their current cleaner into lowering prices, or they need three quotes to satisfy a procurement rule and already know who they're picking.
If you don't show up for a scheduled walkthrough without calling to cancel, we charge $75 for the missed appointment. We know that sounds harsh, but it happens too often and our time is valuable too. If you call to reschedule, there's no charge — we understand things come up.
