Here's everything we do — and a few things we don't. We believe in being upfront so you don't waste your time or ours.
Daily Office Cleaning
This is our bread and butter. The daily janitorial service that keeps your office looking professional day in and day out. We show up after your team leaves, and we leave the place ready for the next morning.
What's Included
- Trash removal from all desks, common areas, and conference rooms
- Surface wiping — desks, tables, countertops, armrests
- Vacuuming carpeted areas and mop hard floors
- Restroom cleaning, disinfection, and restocking
- Kitchen and break room wipe-down
- Glass cleaning on interior doors and partitions
Frequency Options
Daily (5x/week), Three times per week, Weekly, or Bi-weekly. Most of our Austin clients choose daily or 3x/week service. The more frequently we clean, the less time each visit takes — which means the per-visit rate goes down.
Floor Care
Floors take a beating in commercial spaces. Between foot traffic, rolling chairs, coffee spills, and Texas dust, your floors need regular attention that goes beyond a quick sweep. Here's how we handle it:
Hardwood & Hard Surface Floors
We use microfiber mops with pH-neutral cleaning solutions that won't damage your floor's finish. Daily dust mopping removes grit that scratches the surface, and damp mopping picks up the rest. We never use excessive water on hardwood — it's the fastest way to warp boards and void your warranty.
For vinyl composite tile (VCT) — common in commercial buildings — we use appropriate cleaners and can strip and refinish when needed. Most VCT floors in high-traffic areas need a strip and refinish once or twice a year.
Carpet Care
Commercial carpeting traps dust, allergens, and odors. Our HEPA vacuums remove surface debris daily, and we recommend hot water extraction (deep steam cleaning) quarterly for most offices. High-traffic areas like entryways and hallways may need more frequent attention.
We spot-treat stains as we find them. If your carpet has seen better days, we'll tell you honestly whether cleaning will help or if it's time to replace.
Tile & Grout
Tile floors in restrooms and break rooms get grimy fast. We scrub tile surfaces with appropriate brushes and cleaning agents, paying special attention to grout lines where bacteria love to hide. For really neglected grout, we have a deeper restoration process that can bring it back to a presentable state.
Floor Waxing & Refinishing
VCT and similar hard floors need periodic waxing to maintain their protective layer and shine. We typically recommend quarterly waxing for high-traffic commercial spaces, though some offices can stretch to twice a year. We strip the old wax, clean the floor thoroughly, and apply 3-5 coats of commercial-grade floor finish. The result is a floor that looks good and actually protects against wear.
Restroom Sanitization
Restrooms are the single most important area to keep clean in any office. Visitors notice. Employees definitely notice. And nothing says "we don't care about this place" like a dirty restroom.

- Empty all trash and sanitary bins
Deep Clean (Weekly)
In addition to daily touch-ups, we perform a weekly deep clean that includes wall washing, grout scrubbing, vent cleaning, and detailed attention to baseboards and corners. This prevents buildup that daily cleaning can't address.
Window Washing
Clean windows make a bigger difference than you'd think. Natural light improves mood and productivity, and dirty windows make an otherwise clean office feel neglected. We offer both interior and exterior window cleaning.
Interior Windows
We clean interior glass monthly as part of our standard service — this includes office windows, glass partitions, conference room glass, and interior doors. We use streak-free cleaning solutions and squeegees (not paper towels, which leave lint). If your building has floor-to-ceiling windows, we clean what we can safely reach from inside.
Exterior Windows
Exterior window cleaning is scheduled quarterly for most of our Austin clients. Texas dust, pollen, and the occasional storm mean windows get dirty fast. We use water-fed pole systems for windows up to three stories, and we work with licensed window contractors for anything higher. Every exterior clean includes the glass, frames, and sills.
Our Streak-Free Guarantee
If you see streaks after we're done, call us within 24 hours and we'll come back to fix it. No charge. Clean windows shouldn't have compromises.
Break Room Cleaning
The break room is where your employees go to recharge. It should be clean, smell good, and not have a science experiment growing in the fridge. Here's what our break room service covers:
Appliance Wipe-Down
Microwave interior and exterior, refrigerator exterior handles and doors, coffee maker surfaces, toaster ovens, and water coolers. We remove food splatter, coffee stains, and fingerprints. Note: We don't clean inside personal refrigerators unless specifically requested as part of a deep clean.
Counter & Sink Sanitization
All countertops, prep surfaces, and sinks are wiped and sanitized. We scrub the sink basin and faucet handles — these are high-touch surfaces that harbor more bacteria than most people realize. We also check and clean the drain area to prevent odors.
Table & Chair Cleaning
Break room tables and chairs get crumbs, spills, and sticky spots. We wipe all surfaces and check chair upholstery for stains. If something needs deeper attention, we note it in our log.
Fridge Cleanout
Once a month (or more frequently if needed), we do a full refrigerator cleanout. We dispose of expired food, wipe all interior shelves and compartments, and sanitize the interior. We'll post a notice 48 hours beforehand so people can claim their leftovers.
Trash & Recycling Removal
It sounds simple, but consistent trash management is one of the biggest complaints we hear about other cleaning companies. Bags that leak, bins that overflow, recycling that gets mixed with garbage — it all creates a bad impression. Here's our approach:
Trash Removal
We empty all trash cans in offices, conference rooms, restrooms, break rooms, and common areas. We replace liners with appropriate-sized bags (not grocery bags that don't fit). If a bag is leaking, we clean the bin — we don't just drop a new bag on top of the mess.
Recycling Separation
We follow your building's recycling protocols. Paper, cardboard, plastics, glass — whatever your program requires. We make sure recyclables don't end up in the trash stream. If your office doesn't have a clear recycling system, we can help set one up.
Bin Sanitization
Trash bins and recycling containers get grimy over time. We wipe and sanitize bins monthly — more often for bins in restrooms or break rooms. This prevents odor buildup and keeps your office smelling fresh.
Odor Management
We don't mask odors with heavy fragrances. We find the source and eliminate it. Whether it's a trash chute that needs attention, a floor drain in the restroom, or a break room disposal unit, we track down smells and fix them properly.
What We Don't Do
Being clear about this saves everyone time. Here are the services we don't provide, and why:
Residential Cleaning
We don't clean houses, apartments, or condos. We specialize in commercial spaces and that's where our expertise lies. If you need a residential cleaner in Austin, we can recommend a few great companies we've worked with — just ask.
Biohazard or Medical Waste
We clean surfaces in medical offices, but we do not handle biohazardous materials, sharps, or medical waste disposal. That requires specialized licensing and disposal contracts that we don't carry. We work with licensed medical waste hauliers who handle that side of things.
Carpet Installation or Repair
We clean carpets — we don't install, stretch, or repair them. If your carpet has ripples, tears, or water damage, we know great flooring contractors in Austin who can help.
Construction or Handyman Work
We clean up after construction — we don't do construction. No painting, no repairs, no "while you're here, could you...?" requests. We're cleaners, and we take pride in doing that one thing really well.
